The Basics:
Built in 2003    *    6,000 sf metal building    *    Zoned R-3    *    3.4 acres    *    One acre of fenced Woods with a walking trail    *    More than a Half Acre of Fenced Pasture    *    City Water    *    Two Septic Tanks already installed    *    Water & Electric Taps for 3 house sites    *    Propane Gas Forced Air Heat in the Office    *    Propane Radiant Heat in the Training / Workshop

This property was designed for dog trainers to enjoy. It has a 100 ft x 100 ft fenced agility field, 58 ft x 78 ft indoor obedience/rally training space that is heated and fully matted, an office, laundry, 2 bathrooms, and a storage/grooming room.  The fenced pasture allows for turn out for the dogs or training for Treibball, beginning herding, or set up a dock diving pool. This property was well used for both beginner and advanced canine performance sports training, seminars, and other dog-related programs.

The grassy field and the woods have utility connections in place. The property could easily support one residential home, a couple of mobile homes, or several tiny houses. Live on your property or start a community—plenty of opportunity for Air BnB or Vacation Rental potential. With WNC being such a substantial dog-centric community, a tiny home vacation spot with access to a dog training building is sure to be a hit!

Use your imagination! R-3 zoning allows (or potentially allows) for a Youth Ministry Center, a Place of Worship, Clubs/Lodges, Medical Care Facilities, Charter Schools, and more. See the R-3 Zoning list in the links section of this page.

This property has a lot of potential for so many vocations. Come and take a look!

About Susan

My husband and I have made our home in the peaceful mountains of Western North Carolina since 1992 where we worked together in the running of our home remodeling business. Together we have built 4 homes and renovated another as well as renovated countless homes for clients. I have always taken an active part in the design and building of these homes. From hanging ridge rafters to laying hardwood floors, I have gained a great deal of respect and understanding of what goes into a well-built home. This love of homes and home construction is what led me to become a Real Estate Broker in 2003 and later a General Contractor. I am also active in canine sports, competing with my golden retrievers and organizing obedience trials as well as serving time on the board (past treasurer) of the Sandlapper Golden Retriever Club.  In addition, I am a stained glass artist and I take much pride and satisfaction in designing and creating glass art that I often donated to benefit rescues and canine health research.

Since starting my Real Estate Career long ago, I have won many sales awards and more importantly to me, several Quality Service Awards. For several years I was Broker in Charge of a small office, managing 9 other agents. Feeling the need to get back to what I love about real estate, I stepped down as the managing broker in 2017 so I could concentrate on
my clients and their needs as a Broker Associate. I am now working with Sterling Real Estate Partners because of their creativity, marketing technology, customer service and their stellar reputation in the Asheville and surrounding markets.

I specialize in Residential Homes, Small Farms and Land Tracks with a special passion for Vintage Homes. When marketing a Vintage home, or helping a buyer with a purchase of one, you can expect a full essay on the "genealogy" of your home. One of my many obsessions is tracking the history of Asheville's older homes. My years working as a carpenters assistant as well as my beginnings in the marketing field will be used to your benefit when you are selling or buying a home. Of course for dog owners, my 20+ years of training and competing with my own dogs has given me an understanding that often a fenced yard for Puppy is not enough. Sometimes we need a bit more. For both sellers and buyers I recognize the unique needs that many of us
have for ourselves and with our homes.
